


Lafayette residents can review the annexation petition and plans for the proposed Lafayette Marketplace online.
Lafayette Marketplace is a 35-acre parcel of land in the southwest corner of Arapahoe Road and U.S. 287, currently in unincorporated Boulder County. The property is zoned as agricultural.
Kensington Development Partners submitted an annexation petition to Lafayette to incorporate the parcel within the city’s boundaries. The proposed development currently touches the city’s limits.
At the Jan. 7 Lafayette City Council meeting, the city approved the first step toward annexation.
The council is expected to meet Feb. 18 for an annexation eligibility hearing to review if claims made in the annexation petition are supported and in compliance with state statutes.
The proposed development plans include 350 apartments, 115 townhomes, a big-box retail store and an additional 160,000 square feet of retail space. The proposed zoning of the development includes high-density residential availability toward the northern area of the property, and a regional business district toward the south.
In a letter addressed to Lafayette Planning and Building Director Steven Williams, planning for the development includes multiple pedestrian walkways, a mixed residential and commercial use neighborhood and more.
The letter also states that the residential units are located to transition from four-story buildings to three-story townhomes and continue to decrease in scale to blend into the Silo neighborhood, west of the proposed Lafayette Marketplace parcel. The Silo neighborhood includes a mix of single-family homes and duplexes.
