Every year at this time, many homeowners decide to wait until after the holidays to put their home on the market for the first time. Others who already have their home on the market decide to take it off the market until after the holidays. Here are six great reasons not to wait:

Relocation buyers are out there

Companies are not concerned with holiday time; they need their employees settled in and ready to start their new job. If the buyers have kids; they want them to get into school after the holidays.

Those looking for a home during the holidays are serious buyers

The ‘tirekickers” aren’t out at this time of the year.  So YES, there will be less showings - but from ready-to-act buyers.  As an agent myself, I frequently had more closings happen in December and January than other months of the year.  I was always holding open houses and answering the phone right away for those buyers who needed a new house now.

You’re in control

You can restrict the showings on your home to the times you want it shown. You will remain in control.

Homes show better when decorated for the holidays

Buyers have mentioned that the house was charming all prepared for the holiday festivities.  Others said the house smelled like fresh baked bread or cookies every time they visited.

Timing is everythiing

There is less competition for you as a seller right now (some sellers didn’t read this article!).

Post-holiday increase

The supply of listings increases substantially after the holidays. Also, in many parts of the country, new construction agents will start advertising in a huge way. This will lessen the demand for your house.
