Be ready for the home inspector

Home inspections shouldn’t stress anyone out.  Not the seller, buyer, agent or home inspector. So, let’s make it easier with everyone being prepared.

Buyer:  Be there.  

Follow the inspector around and listen while you learn about what you plan to own soon.  

The report the inspector will provide will be like an owners’ manual.  Be sure your inspector is aware that time is of the essence for that written report.  The buyers’ agent and the buyer need to review it within a time deadline to discuss with the seller.  

Missing that deadline could cause the buyer to lose their inspection contingency.

Know that the inspector will find problems - everyone’s house has problems.

Seller:  Know that the buyer and agent will be in the house with the home inspector for a few hours, so have the house in “showing” condition.  

Be sure there are keys available for any locked area that the inspector will need access to (sheds, etc.).  Move your belongings so that the inspector can easily obtain attic access in all locations. Empty the washing machine and the dishwasher (if they stay with the house) so the inspector can test them.  

The inspector will make a list of the issues he/she may feel the buyer needs to know about. He does not have a crystal ball and can’t see behind the walls or blocks. 

Everything is upgradable, fixable, or replaceable including mold and radon. Most of the items on the list will be a future to-do list, which is normal to have.
