About the number of empty stores in Medina: One, the tax code encourages overbuilding stores. Two, there has been a lot of research carried out at state universities to make stores more profitable. This started in the 1960s and included ever-improved reliance upon computers, replacement of warehouses with distribution centers, use of shipping containers, standardization of stores, amazingly effective software and other items that cause non-stop revolutions in retail. The next steps will be intensive and extensive use of robots, a new type of wholesale delivery truck that will have no driver, local delivery to buyers, very flexible buildings that can be reduced or expanded to reflect business needs. Profit is being squeezed, less efficient firms go under, as did K-Mart.
