



SAN JOSE >> Nvidia began wide-ranging construction work to prepare a north San Jose office building for occupancy that could bring more tech workers to the area.
According to a public document that property owner Menlo Equities filed in early April with the Santa Clara County Recorder’s Office, Nvidia leased a three-story 100,600-square-foot office and research building at 300 Holger Way.
This month, workers could be seen in multiple locations on the property, moving equipment and operating construction machinery.
The three-story building’s assessed value as of January was $36.4 million, public records show.
Menlo Equities bought it in 2021, the company states on its website. The building is described as containing engineering and lab spaces.
Cushman & Wakefield commercial real estate brokers Steve Horton, Erik Hallgrimson, Kelly Yoder and Jeff Cushman have been marketing the building for tenants. Colliers, a commercial real estate firm, was also involved in the recent Nvidia lease deal.
In May, Nvidia paid $374.3 million to acquire eight Santa Clara office and research buildings in a deal that greatly widened the company’s South Bay property holdings. These structures are near the company’s Santa Clara headquarters.
In December, Nvidia struck a deal with The Sobrato Organization to buy four office and research buildings in Santa Clara.
“The buildings along the 237 corridor have remained a strong option for Silicon Valley companies,” said Bob Staedler, principal executive with Silicon Valley Synergy, a land-use consultancy.
Google owns numerous buildings in the vicinity.
“The activity shows the strength of north San Jose,” Staedler said.
