This weekend, four new home neighborhoods are celebrating the Grand Opening of their model homes at River Islands, Northern California’s best-selling lifestyle community. All the builders are well-known within River Islands, and all are adding to their array of floorplan designs, homes sizes and price ranges with these new collections.

Mainstay by Pulte Homes offers the largest home sizes among this weekend’s Grand Openings, with a collection of highlyamenitized homes which range in size from 3,167 to 3,643 square feet with up to 7 bedrooms and two or three car garages.

TriPointe Homes is opening The Tides, which offer four and five bedrooms sized from 2,373 to 2,611 square feet. The Tides has five floorplans in its collection and offers flexible GenSmart suites. The community is part of the Lakeside Collection.

Lennar Homes is building two complementary home styles in their adjacent neighborhoods of Meridian and Heritage.

Heritage homes start at 1,820 square feet, ranging up to 2,152 square feet.

Meridian has four and five bedroom home designs and up to 2,767 square feet.

To date, more than 4,000 homes have been sold at River Islands.

More than ninety percent of the homes have been purchased by people moving from the core Bay Area to the more relaxed San Joaquin Delta. Parents of school-age children have been drawn to the top-scoring charter schools built within the community, grades kindergarten through high school. Three K-8 schools have been opened to date, and a fourth K-8 school will open in the Fall of 2026.

A dozen parks range in size from neighborhood gathering spots to full-scale community attractions, with playing
fields and picnic areas. One of the region’s largest and best-designed inclusive playgrounds is a popular destination within the almost-16-acre Champions Park. The Joyce and Bennie Gatto Trail is a growing trail system that provides a great space for walking, jogging and bicycling along the San Joaquin River. The Boathouse Restaurant, with its expansive menu, wide deck and water views, is a popular meeting place for lunches and dinners.

Islanders Field offers visitors an opportunity to watch traveling league baseball from a 400-seat stadium.

Also fundamental to the River Islands lifestyle is a high standard of services, provided by a Lathrop-Manteca fire station at River Islands and the Lathrop Police Department.

Overall, there are more than a dozen new home communities now open for touring at River Islands, with some of the most requested amenities for today’s lifestyles: smart home features for comfort, energy savings and security. Adding to the attractiveness of the offering is a variety of architectural styles and a wide range of floorplan designs, and prices ranging from the low $600,000s to over a million dollars.

In addition, Del Webb, a leader in community development specifically for adults 55 and over, has chosen River Islands as the home for its newest community in Northern California.

Three model complexes comprised of single-story plans with two and three bedrooms are already open; its amenity-rich Lakeview Club will open later this year on its own lake.
