


SAN JOSE >> A prominent mixed-use neighborhood in San Jose landed two more artificial intelligence companies in separate office deals, adding to a string of leases at One Santana West.
As part of the deals, Etched and Securiti.ai leased a combined 60,400 square feet in the office building at 3155 Olsen Dr., near the corner of Stevens Creek Boulevard and South Winchester Boulevard in the Santana Row neighborhood.
Etched, which makes specialty AI semiconductor chips, leased 49,500 square feet. The deal will allow it to occupy the entire second floor of the building.
Securiti.ai, which provides software services to allow for safer use of AI and data, leased 10,900 square feet on the building’s third floor.
With these deals, One Santana West is now 80% leased, according to executives with Federal Realty Investment Trust, the principal owner and developer of Santana Row.
“Santana West is ideal for companies seeking a modern and efficient workspace and the deepest set of amenities and services available,” said Federal Realty Chief Investment Officer Jan Sweetnam.
The eight-story One Santana West office building now has space available only on the fifth floor of the building, which totals 370,000 square feet.
The brisk leasing activity in the building occurred after Federal Realty decided to pivot away from its original strategy to lease the entire building to a single tenant.
After it decided to make chunks of the office space available so several tenants could occupy it, the increased flexibility prompted numerous companies to scout One Santana West as a new location for their operations.
Among the notable leases:
• PwC U.S. Group, a professional services company, leased 141,000 square feet.
• Acrisure, a financial technology and insurance company, rented 29,000 square feet.
• Couchbase, an AI company, leased 23,700 square feet.
• Calix, a company that offers cloud services, leased 23,000 square feet.
• Pivot Interiors, a workspace design firm, leased 15,000 square feet.
• BetterHelp, an online therapy company and unit of Teledoc, leased 10,400 square feet.
The Good Eating Company, a full-service cafe, struck a deal to operate on the office building’s ground floor. The array of amenities in the building as well as across the street at the primary Santana Row location are among the major enticements for prospective office tenants, Sweetnam said.
“Santana West delivers on every reason to want to come into the office,” Sweetnam said.
