A real estate group that appears to be affiliated with CommuniCare Health Services in Ohio paid $18 million for the former Johnstown Heights Behavioral Health LLC building at 4770 Larimer Parkway near Interstate 25.
The transaction closed July 2 between Concord Altitude Realty LLC, which has the same address as the CommuniCare corporate offices in Blue Ash, Ohio, and Johnstown Heights Behavioral Health LLC.
Johnstown Heights Behavioral Health was the entity that ran a 92-bed behavioral health center at the site, which closed this spring, according to previous reporting.
Franklin, Tennessee-based Summit Behavioral Healthcare LLC bought the property for $29.25 million in December 2020, and it opened as Johnstown Behavioral Health in July 2021.
Before that, the property was called Clear View Behavioral Health and was run under a different owner-operator, closing in September 2020 during the height of the COVID-19 pandemic. State regulator visits over a previous four-year period produced 85 citations from the Colorado Department of Public Health and Environment, some of which were related to inadequate COVID protections and at least two lawsuits.
CommuniCare Health Services provides post-acute care, including nursing rehabilitation centers, long-term care centers, assisted living facilities and long-term acute care hospitals, according to information on its website. A spokesperson did not immediately respond to requests for comment.
The building is situated just southwest of the Northern Colorado Long Term Acute Hospital, which is at 4401 Union St.
CommuniCare currently operates in Indiana, Maryland, Ohio, Pennsylvania, Virginia and West Virginia.
