The public will have a chance to give input on proposals to develop the remaining sites in Orland Park’s Downtown Main Street Triangle.
The village is partnering with Chicago-based Structured Development LLC to build out about 9 acres of village-owned land in the Triangle, northwest of LaGrange Road and 143rd Street.
As part of the process, Orland Park is hosting an informational session starting at 7 p.m. Feb. 11 at the Civic Center, 14750 S. Ravinia Ave. Executives from the firm will be on hand to answer questions.
A company official has said that Structured envisions a mix of small retail shops, office space, restaurants and possibly town homes on the property. Village officials have said they want a pedestrian-friendly development that includes commercial and residential uses.
Bordered by Southwest Highway and Metra’s SouthWest Service Line on the north and west, 143rd on the south and LaGrange on the east, the triangular property includes Ninety7Fifty on the Park, a 295-unit apartment building, the University of Chicago Medicine Center for Advanced Care, which has a CVS pharmacy, a 500-space parking garage and the 143rd Street Metra station.
The village has five sites available for development, as well as a 12,000-square-foot space on the first floor of the parking garage that could be used for commercial purposes.
Six companies initially expressed interest in completing development of the 27-acre site, with the village eventually narrowing the list to two firms, including Structured, both of which presented more detailed plans to village officials. An outside consultant hired by the village also analyzed the two firms’ proposals.
Last fall, Orland Park’s Village Board approved Structured as the village’s department partner, although the two still need to finalize a master development agreement that, among other things, will spell out the process and terms for the company to acquire the village-owned land as well as any financial incentives Structured is seeking from the village. The village and Structured have said they believe an agreement could be reached before the end of March.
In selecting Structured, village officials said the firm had a proven track record in developing mixed-use projects.
Founded in 2002, Structured’s resume includes high-profile developments in Chicago such as the nearly 1 million-square-foot NewCity mixed-use center in Lincoln Park. Completed in 2016, the development at Clybourn and Halsted Street includes more than 390,000 square feet of retail and commercial space, as well as a 19-story, 199-unit luxury apartment tower, according to the company.
The development includes a two-level Mariano’s grocery store, 14-screen movie theater and 16-lane bowling alley, according to the company.
The company also developed Blackhawk on Halsted in Chicago’s Lincoln Park community. The 224,000-square-foot mixed-use project included a 142,000-square-foot building housing retail tenants and medical offices and a 550-vehicle parking garage.
