Providence is smiling on Portage. Providence Real Estate Development, that is.

Construction of the new 120-acre Providence at Farmington subdivision at the northeast corner of Airport Road and County Road 700 N is set to begin within a month, Providence representative John Carroll told the Plan Commission on Monday night.

Primary plat approval comes after months of negotiation with the city over plans for the development. Rezoning for the project came in November.

The development will have 269 lots with 40 paired villas, 100 cottage homes and 129 single-family homes.

“Since we were here last time, last fall, we have improved this,” Carroll said.

“We’ve done a lot of engineering work and worked with staff on fine details,” said Trevor Murphy, of Manhard Consulting.

Murphy walked through the final plan at Monday’s meeting.

An additional detention basin had been proposed for the interior of the subdivision, but there was enough storage on the perimeter to turn the planned detention basin into park space, he said.

Multiple park areas will be maintained by the homeowners association but will be available for the public’s use. Kids will have playground equipment available, and there’s a pavilion planned as well.

The subdivision features 7 to 8 miles of sidewalks and paths, Murphy said. If the city wishes, the developer has agreed to put in a path along Airport Road. “That’s something the city has requested us to go along with if they decide to go that route,” he said. Building the pathway would require the city to allow it on the city’s right-of-way.

“Thank you for putting in all this work and these park areas,” President Denise Little said.

Mayor Austin Bonta has said repeatedly how grateful he is for Providence working with the city to make a number of changes along the way to improve the subdivision plan.
