tenant outbids investors for Santa Fe Springs Warehouse

A warehouse property in Santa Fe Springs traded hands recently for the over-ask price of $3.2 million, according to Lee & Associates in Orange.

J.O.R. Real Estate LLC sold the 12,591-square-foot property at 8528 Dice Road to Van Stone Conveyor Inc. The asking price was $2,895,930.

Lee & Associates said the buyer paid over the asking price in an effort to outbid several potential investors that were attracted to the low offering price.

The building includes 1,500 square feet of office space.

Lee & Associates said the property was sold with a tenant in place under lease through Oct. 31.

“This transaction underscores the continued strength of the industrial market in the Mid-Counties submarket and the desirability of high-power, well-located facilities,” said Phillip DeRousse, principal at Lee & Associates in Orange.

The sale of 8528 Dice Road reflects a competitive bidding environment and growing demand for industrial assets with in-place income and strong physical characteristics.
