The new Boondocks entertainment venue to be built at Interstate 25 and U.S. 34 in Johnstown will benefit from a reduction in development fees.

If the company, which has two other facilities in Colorado, completes the project by June 30, 2027, and hires 120 people — full or part time — by March 31, 2028, Boondocks will receive a one-time 50% rebate on its building permit fee, building review fee and electrical fee.

The Johnstown Town Board approved the incentive agreement in a unanimous vote at its April 20 meeting. Samantha Knowlton, communications manager for the town, told BizWest that the incentives are likely to total about $150,000 if the project comes in as projected.

Boondocks Properties LLC, through its Boondocks Entertainment LLC company, will build a $30.5 million, 60,579-square-foot indoor facility on a 10.07-acre site in the 2534 Shopping Center. The specific address is 5375 Ronald Reagan Blvd.

The indoor space will include an arcade, bar, restaurant, private event space, laser tag space and a theater. Outside, the company will build two 18-hole miniature golf courses, a go-cart track, a bumper-boat lagoon and a ropes course.

Most of the jobs created at the site will be part time and seasonal, with 120 positions typically available during the peak summer months. Most Boondocks workers are 16 to 25 years old, Christina Kissel, director of sales and marketing for the company, told the board.

Kissel told BizWest that Boondocks, which now has its corporate headquarters in Westminster, looks at growing areas, especially those that attract families, when considering expansion.

“Growth means new families, and that’s the bread and butter of our industry,” she said, noting that holiday parties, birthday parties and other similar events are important to company operations.

In addition to the date-sensitive completion and hiring agreements, Boondocks also agreed “to consider in good faith town-led efforts to create a General Improvement District and impose a Public Improvement Fee for the purpose of funding future roadway and highway improvements,” documents presented to the town board said.

Finally, the town board secured a perk for town staff. “Boondocks has agreed to collaborate with town staff to provide adequate event space for town-hosted events for a five-year period beginning in 2027.” The town, when providing adequate notice, would be able to rent the event space at the listed rental rate on the second Friday in December for five years, commencing in 2027.

The agreement included claw-back provisions if terms of the deal are not met.

In other business April 20, the town board approved water dedication for the project. Gerrard Family Partnership LLLP and Thompson Ranch Development Co. have already made water credits available to the town, and the two entities agreed to permit use of some of those credits for Boondocks.

As a result, the town will provide up to 5.76 acre feet per year of potable water and 4.88 acre feet of nonpotable water for the project.

The nonpotable water will be used to irrigate landscaping. Utility rates would apply.

Boondocks has four other locations — its first in Northglenn, another in Parker, plus locations in north and south suburbs of Salt Lake City, Utah.
