MEDINA – New home construction in the area seems to be continuing at a moderate pace.
The Medina County Building Department issued permits for 36 new homes in April. That’s more than most years in the past decade, but a little behind 2016 when home builders in Medina County had their best year since 2006.
The county building department issued 122 new home permits in the first four months of the year. It had issued 126 at the same point last year.
The city building departments in Brunswick and Wadsworth have also been busy issuing new home building permits this year. Brunswick issued six building permits for single family homes in April and 28 in the first four months of the year. Wadsworth also issued six new home permits in April and 25 in the first four months of 2017.
Wadsworth has also seen a rise in the construction of multifamily homes and issued two building permits for duplexes in March and nine for three-family dwellings.
Rob Henwood, director of planning services for Medina County, anticipates new home construction will continue at a fairly high rate.
Henwood reports the Medina County Planning Commission recently reviewed plans for two new housing developments containing 198 lots. One of those contains 22 lots in Liverpool Township and the other contains 176 lots near Montville Drive and state Route 18 in Montville.
“Most of the houses built in the last few years were done by national companies with their own financing arms,” Henwood said. “These new ones are by smaller developers who have to apply for funding. This tells me confidence in the market is growing among those smaller developers.”
The average construction cost of homes issued building permits by the county in April is about $267,000 according to a report compiled by Chief Building Official Charles Huber. The average construction cost of all 122 homes issued building permits by the county this year is $281,000.
A building boom in Montville Township has helped raise the new home construction rate in the county’s townships and villages. Builders were issued 10 permits for new homes in Montville in April. The county has issued permits for 34 new homes in Montville so far this year.
Builders have also been busy in Lafayette Township taking out five permits for new homes there in April and 17 through the first four months of the year.
The county also issued four building permits for new homes in Seville and Hinckley in April.
The county also reports some positive numbers in commercial construction. The county issued commercial building permits for 13 commercial projects in April. They had a modest construction cost of $1 million which was mostly attributable to a $744,000 apartment building planned in Wadsworth.
However, the value of all commercial construction in the first four months of the year is estimated at $10.7 million. That’s roughly equivalent to residential construction for the year and 67 percent higher than the first four months of 2016.
The commercial construction numbers got a big boost in March when Pleasant Valley Construction was issued a permit to erect a new office building in the Akron Medina Corporate Park located in Granger Township. The cost of that building was estimated at $6 million.
