Three-season porch in Hanover Colonial offers summer respite

Clockwise from top: The sun porch has a cathedral ceiling and exposed beams; the fireplace is the focal point of the living room, which is cool in summer, thanks to mature trees along that side of the house; the kitchen, which was newly renovated, has granite counters and stainless-steel appliances; one of the home’s three bedrooms; and the house, a Garrison Colonial that sits on a 0.7-acre lot.

On a hot, sunny day in this classic suburban neighborhood, just ignore the front door. Instead, head to the left side of this Garrison Colonial and pop into the three-season porch, a wooden respite with a cathedral ceiling and exposed beams that cuts off the sun’s glare but lets the summer air whisper past.

From the porch, you can either head out to the wooden deck overlooking the 0.7-acre lot with towering trees or into the heart of the home: the kitchen, a rectangle that ends in a dining area currently holding a table for four. The newly renovated kitchen offers long granite counters, stainless-steel appliances (including a gas stove), and a subway-tile backsplash. Opposite the stove is an L-shaped counter that provides seating for two and more storage. The wood cabinets are painted a crisp white.

From the kitchen, step into the living room, where the main visual feature is the fireplace on the right side of the house. Here it’s noticeably cooler, thanks to mature trees along the property line. On scorching-hot days, turn on the home’s central air. The flooring on this level and the second is oak.

On the second floor is the full bath, which has ceramic tile on the walls and floor, and three bedrooms. The master is the largest, of course, and has two windows. The other bedrooms get lots of natural light and have nicely sized closets.

Carpeted stairs lead to the partially finished basement, where a family room/office adds 170 square feet of living space. The rest of the basement houses utilities and includes the laundry room.
