The year Benjamin Franklin died and George Washington gave the nation’s first State of the Union address is when this Colonial from the early Federalist period was built in the Beverly Cove neighborhood.

Under the affectionate stewardship of the same family for the past 40 years, this home is ready for the 21st century, but historic elements were carefully preserved or repurposed. When the kitchen was redone to current standards, the remodelers removed centuries-old floor joists and reused them as newels in the mudroom/laundry room. Two doors with carved hearts are original to the home and spark romantic speculation.

The kitchen now has a stainless-steel gas stove, gray granite countertops, a farmer’s sink, and a frameless window that offers seasonal ocean views. The kitchen opens to a dining area whose focal point is the original red-brick fireplace, which has a beehive oven and a rebuilt chimney. The home has four fireplaces — all of them work.

In the living room, the windows hold the original bubble glass. Functioning like pocket doors, original wood shutters are hidden in their frames; they slide across the windows from the interior side. The fireplace has a wood mantel.

The flooring throughout the house is wide-planked pine, most of it original to the house or faithfully replicated. The ceilings are 8 feet.

A carpeted stairwell with tall risers has a “good morning’’ step that links a hallway and two bedrooms on the second floor. To the right, the bedroom facing the street has an office/nursery and three closets. The second bedroom, which faces the rear of the property, features a sunny sitting room with seasonal ocean views.

An updated full bath with the same gray granite found in the kitchen and a ceramic-tile floor and backplash completes this level.

The third floor houses a bedroom bathed in natural light. A shed dormer increased the square footage here and allowed for the construction of a mahogany cantilevered deck with a slider.

The basement has a workshop bench but is otherwise unfinished.

The home includes a one-car attached garage, a broad deck off the kitchen, and PVC gutters meant to look like wood. Lynch Park and Rice’s Beach are a short walk from this property, which sits on 0.16 acre.
