FoxRock Properties is considering residential uses for the site of the former Quincy Medical Center, with one option that would put 1,000 units there, including some for assisted living, a company official said.
The company, which specializes in commercial real estate and is based in Quincy, will make a decision on what it would do with the former hospital next year, Jason Ward told neighbors of the property at a meeting Nov. 21 at Central Middle School in Quincy.
“I am not up here to tell you we have made any decisions about the site,’’ Ward said. “Adaptive reuse of the existing facility is very challenging.’’
Ward, who works in new business and acquisitions for FoxRock, presented several redevelopment options, and emphasized the property’s deficiencies that make renovation of the campus into a modern medical facility expensive. He cited a lack of parking, buildings on the site that do not meet modern building codes, systems that have outlived their useful life, including heating, cooling, and plumbing, and poor layouts that aren’t suited for modern medicine.
The options for redevelopment include new medical buildings with a large parking garage in the center, but there is little interest in the medical community for that, Ward said. The residential option, of up to 1,000 units with some for assisted living, could include multifamily buildings and townhouses with space for retail businesses.
Much of the campus cannot be renovated, said Ward, adding the company will try to keep the “iconic’’ administration building, a brick building with white columns and the name “Quincy Medical Center’’ painted in gold.
The only functioning part of the hospital at 114 Whitwell St. is an emergency room run by Steward, which operates under a five-year lease that expires Dec. 31, 2021.
In an unrelated matter, Ward said his company is also in exclusive negotiations with a major medical provider for an office building at the site of the former Ross Garage in Quincy Center.
