A river runs past it: Town home complex overlooks Merrimack

There’s a kind of paint known as “landlord white’’ that hardens to a deliberately blinding sheen, but the developers of Newburyport Landing painted with “landscape white,’’ a hue chosen not to take away from the browns, greens, and dynamic blues of the property’s nearest neighbor, the Merrimack River.

Built on what was once the Towle Silversmith Manufacturing site, this development has two single-families (the original 1690 house and barn) and 13 town homes — 10 of which sit directly along the Merrimack and the river walk known as the Clipper City Rail Trail, which is for public use.

Like all of the riverside homes, the view of Unit C upon arrival is of the one-car garage and the natural-fir-paneled door leading to the bottom level of this three-story town home. (There’s an additional garage space across the courtyard.) Inside, there’s a stairwell on the right side and, straight ahead, a hallway that leads to the family/media room — one of the nicest spaces in the home. French doors open to a riverfront rarity, a fenced-in front lawn.

On the main level, the stairwell pours into an open floor plan comprising the dining and living areas and the kitchen. It is also where the beauty of the unit is most pronounced. Several windows, including two in the dining area, and two large sliders to the deck frame the riverside view with their white trim.

The dining area currently holds a table for six, and the living area offers room for large couches.

An island with white cabinetry topped by white Silestone defines the kitchenand holds a gas cooktop positioned so that the chef can look at the river. The cooktop is down-draft style, so there’s no hood to obstruct the view. Cabinets, some with glass fronts, line the counter behind the island.

Around the corner is a half bath and a closet for a stacked laundry.

Farther down the hall is the 180-square-foot master, which has two large closets and a bath with marble on the walls and floor, a shower, and a dual vanity topped with Silestone.

The upper level, bathed in sun from two skylights, is home to a pair of nearly identical-size bedrooms in which the closets offer more storage than meets the eye; a small door in the back opens to space in the eaves. A full bath with a tub/shower combination separates the bedrooms. The one in the front of the house (which is slightly smaller) is staged as an office, and with three windows in front of the desk, daydreaming seems guaranteed.
